Amphitheater

This is the Special Land se approval for the ~12,000 seat outdoor amphitheater with alcohol service, a street side plaza, and [obviously] outdoor events. Outdoor events will conclude at 11:00pm. The streetside plaza will allow food trunks.

Easements

There have been minor changes of the buildings footprint and alignment; hence it is back to have the Special Land Use updated. However, it being a Grand Action project, any requested changes seem like a given.

600 Bridge St. NW

We've visited this site previously, back on 2024-06-13

This Special Land Use (SLU) is to establish outdoor seating and a parking waiver. The original hearing on 2024-06-13 did not include the outdoor seating. The proposed seating area is 40ft by 21ft and has a four foot wide landscaping buffer along Seward as well as four foot high aluminum fence on the east (Seward) and south (alley). The outdoor searching area would close at 11pm Sunday through Thursday and at midnight on Friday and Saturday. As this outdoor seating will occupy the space which currently provides three (3) parking space a full waiver of all parking requirements is being requests.

According to the arbitrary requirements of the current zoning ordinance this site requires twenty-three (23) parking spaces, and the previous waiver was for twenty (20) spaces as the site only had physical space to accommodate three parking spaces.

3530 Eastern Avenue SE

And we have previously visited this site as well, this time on 2024-07-11. At the meeting the agenda item was tabled.

This is also in line with a trend in recent agendas: storage. This time it is for outdoor storage of equipment and supplies related to the repair of telecommunications. There is already outside storage on the site, this request is for an expansion of the area used for outdoor storage.

The site, which includes the storage space and 37,500sq/ft of office space [3 spaces per 1,000sq/ft is a requirement of ~113 spaces], provides an astonishing 397 parking spaces. With that truly astonishing amount of parking the desire for reducing greenspace and using front-yard space for storage is the challenge. Even with the expansion of outdoor storage the 9.88 acre (430,372sq/ft) site would meet the zone districts greenspace requirement of 15%; the site will have 24% greenspace and a 17% tree canopy.

The site is bordered by a park to the north and industrial uses to both the east and the south. The western edge of the property is the border of the city of Wyoming.
