Requesting: Approval of a conditional rezoning agreement to facilitate construction of an urgent care facility in the NOS (Neighborhood Office Service) Zone District.

This condition rezoning is to allow construction of a WellNow clinic. WellNow provides outpatient non-emergency and general medical care. Clinic hours are 8:00 a.m. and 8:00 p.m with 4 to 6 employees.

Medical services are not permitted in NOS zone so this would allow the use of the parcel as Neighborhood Commercial (“C”) zoning which permits medical services.

Requesting: Approval to rezone the subject property from the SD-IT (Special District–Industrial Transportation) Zone District to the TN-LDR (Traditional Neighborhood–Low Density Residential) Zone District to facilitate future development.

This property, which has been vacant since at least 2006, is currently zoned SD-IT (Industrial/Transportation). The SD-IT zone does not permit residential uses. The owner is requesting the parcel be rezoned to LDR (Single Family Zoning) to allow for residential development. The parcel is adjacent to LDR zoned parcels.

Requesting: Approval to sell wine and beer for off-site consumption in association with an existing 24-hour convenience store and vehicle fueling station.

This is the fueling station at the intersection of Alpine & Leonard.

2480, 2492, 2500 & 2520 Lake Michigan Dr. NW - Multiple Family Development

Requesting: Approval to construct 18 new duplexes (36 units total) for independent senior living.

This is the second phase of the "Covenant Living of Great Lakes" senior living community. On or adjacent to the parcels in question are 63 assisted living units, 37 skilled nursing units, 189 independent living units, and a central services facility. The new 18 duplexes (36 units) added to the community will be one-story, each unit with an attached two-unit garage. This is a total of 72 unit-attached parking spaces. A 24-space parking lot is also proposed for a total of 96 parking spaces.
