NOTE: This page is no longer maintained. It was a chronicle of the developments during the halcyon days of Grand Rapids' rejuvenation, when development was moving fast. A more scalable / maintainable version of this page is under development.


This is a list of major developments underway in Grand Rapids - it is in no way to be considered complete; however I do add a development if it comes to my attention. If you know of additional developments let us know.

The date is the date the development was first mentioned or was permitted.

Transit includes routes with stops within 0.25 walk miles of the site. "Housing Units" is bold to help spot where the number of units is over 100. "Parking" is bold when the number of units exceeds the number of parking spaces (indicating Grand Rapids' continued evolution into a "real city"),

The entry for "Midtown Village" has been divided into Third Coast Orange and Third Coast Purple. However, in the following section both are still listed under "Midtown Village". These are two distinct buildings in the the same project. The sum value of these two buildings is estimated to be $7.4M.

  • Historic district site eyed for demolition, 44 apartments planned, MLIVE, 2015-12

    Redevelopment plans call for a new three-story building on Wealthy with 9,000 square feet of retail space on the ground floor and 9,000 square feet of office space on the second floor. Up to eight residences could be built on a third floor set back from the street. Multistory row houses and apartment housing would be built to the north along Calkins and Freyling Place

    • "City of Grand Rapids officials launched 2016 by supporting the establishment of the 601 Bond Neighborhood Enterprise Zone for the 16-story redevelopment project planned at 601 Bond Ave. NW, and approved a tax increment financing plan to reimburse the developer for up to $4.3 million in eligible brownfield activities. ... Although the developer initially planned for an approximately 13-story building, revised plans call for a nearly 172-foot, 16-story mixed-use building at a total private investment estimated at $53 million. The project would include 5,000 square-feet of commercial retail space at the ground level, five floors of ramped parking or 214 parking spaces, and more than 200 market-rate residential apartment units. The construction alone is anticipated to reach $41 million. ... The project is anticipated to have one- and two-bedroom apartments ranging between $1,265 and $1,813 per month, and to contribute nearly $63,192 in new income taxes allocated to the city. The developer also estimates the retail space on the ground floor will generate 10 new jobs with wages of approximately $10 an hour."

  • Another apartment project proposed for Michigan Street's 'Medical Mile', MLIVE, 2015-08

    Third Coast Development is proposing to build Diamond Place, 150 new affordable apartments and four retail buildings along a block of Michigan St. NE. The site is occupied by Proos Manufacturing and Fabrication, 1037 Michigan St. NE, and the Party Cooler, 1001 Michigan Street NE.
    ...
    Unlike the other projects, a majority of the one and two-bedroom apartments at Diamond Place will be affordable to persons at or below 80 percent of the "area median income," according to the application.
    The application did not include a timetable for project.

    ...the company is nearly ready to break ground on the 150-unit Diamond Place, where the Proos Manufacturing facility currently sits.
    Benedict said Third Coast closed on the property three weeks ago, and Proos is in the process of moving to a new facility on Oak Industrial Drive.
    Once Proos is fully moved, Third Coast will begin an accelerated construction timeline, with a target demolition date of July.
    “It’s going to be about an 18-month build schedule — very aggressive,” Benedict said. “That would hopefully target us to the end of the year in 2017, and there’s … tax benefits so we have a really aggressive schedule to hit that date.”
    Third Coast is in “advanced talks” with a grocery store partner for Diamond Place, along with restaurant groups for two other ground-floor retail spaces....
    

Embassy Suites

It appears that construction or at least site-prep has begun on this site (2016-05), which is the build-start time mentioned in the 2014-09 MLIVE article.

Parcel#41-13-24-432-002 owned by Hotel Holdings Monroe Llc (as of 2016-05). The LLC's postal address on the deed is "6407 Valencia Dr Ne, Rockford, MI 49341" which is the office of Suburban Inns.
